01 / The model, plainly
An assignment contract is a right to buy, clearly documented.
Iron Oak first puts a property under an assignment contract with the seller. That contract sets the agreed purchase price and the terms. Iron Oak can then assign its contract rights to an investor buyer for an assignment fee stated up front.
In plain language: you are stepping into the buyer’s position under a specific contract. The title company or closing attorney handles the closing, and title transfers according to the contract terms.
Iron Oak is the buyer in these transactions. We contract on our own behalf as a principal buyer — not as an agent, broker, or representative of the seller or of any investor. Assignment is one of the ways a deal can conclude: Iron Oak may also purchase the property for its own account, resell it, or decide not to proceed. When a contract is assigned to you, what transfers is Iron Oak's contractual right to purchase under that specific contract, and you assume the buyer's obligations under it from the assignment date forward.
